A full-height masonry stack with a firebox can weigh several tons, and all of it bears on a pad that may be a few feet square, while the house beside it spreads its load across a whole slab or a whole grid of piers. Different bearing pressure on the same soil means different settlement, so the two elements separate. The classic evidence is a wedge-shaped gap between the chimney face and the siding, widest at the top, with the flashing pulled and the hearth tilted away from the room inside. Record the gap width at the top and at the bottom, because the taper tells you the chimney is rotating rather than sinking straight. The residential code as adopted in Austin is specific in Sections R1001.2 and R1003.2. Footings for masonry fireplaces and chimneys are constructed of concrete or solid masonry, are a minimum of twelve inches thick, extend at least six inches beyond the face of the fireplace or foundation wall on all sides, and are founded on natural undisturbed earth or engineered fill. In areas not subject to freezing, which includes Austin, the footing has to be at least twelve inches below finished grade. Now compare that to what is under an exterior chimney on a raised bungalow in Hyde Park or on one of the pre-war blocks of East Cesar Chavez: a shallow brick or rubble pad, often less than a foot thick, bearing directly on clay a few inches down, sometimes with no reinforcement at all. That is not a defect of workmanship, it is what was normal when the house was built, and it explains why the chimney is the first element on the house to move.
Shallow bearing on shrink-swell clay is the worst combination available, and Travis County supplies it. The USDA official series description for Houston Black, whose type location is in this county, reports high shrink-swell potential and cracks half an inch to four inches wide opening from the surface down to twelve inches or more, staying open for 90 to 150 cumulative days in most years. A footing founded twelve inches down is inside that cracking zone. An exterior chimney is also the one part of the house with soil exposed on three sides, so its footing sees a bigger moisture swing than anything under the slab. The city's period-of-record study shows only 0.05 inches of rain at Camp Mabry between June 22 and September 16 in 2011, and its watershed report logged 2.96 inches in a single hour after fifty-one dry days.
There are three honest categories and they are not interchangeable. Underpin the existing footing and lift the stack back into position, which means placing piers beside or beneath the footing and jacking against them. Rebuild the chimney above a defined line, which is what a stack with failed brick and mortar as well as a moved footing usually needs. Or remove the chimney and terminate it below the roof, which is the cheapest permanent answer where the fireplace is decorative and nobody wants it back. The Texas Section ASCE guidelines add a caution that applies directly to the first option: underpinning part of a structure may be specified where calculations, tests or experience show the unsupported structure can support its design loads, and the construction documents should state that underpinning will not improve the performance of the foundation in non-underpinned areas. Underpinning a chimney does nothing for the house, and a chimney lifted back against a house that is itself settling will separate again.
A leaning masonry stack is a stack of small units held together by mortar that has already been overstressed at one line. Do not climb it, do not tie a ladder to it, and do not load the roof beside it. Where a chimney has separated visibly from the wall above the roofline, the risk is the section above the last point of restraint. A chimney that has rotated may have opened the flue liner joints, which is a combustion products problem as well as a structural one, so the fireplace and any appliance vented into it stay out of service until it has been looked at.
The gap is measured top and bottom, the stack is checked for plumb on two faces, and the footing is exposed at a corner where possible to find its actual thickness, projection and bearing depth against the twelve-inch and six-inch code figures. Floor elevations are read inside so the chimney's movement can be compared against the house's own profile — if both moved, the scope is much larger than a chimney. Flashing, crown, mortar joints and the flue get recorded.
