Reading the crack instead of just finding it

Four things about a crack matter, and its existence is not one of them. Direction: vertical in poured concrete is common shrinkage, while a diagonal climbing away from the upper corner of a window or a door is following a support that moved. Width along its length: a break that tapers to nothing at one end is telling you which end dropped. The company it keeps: a single line in drywall is noise, while the same line matched by stair-stepped brick mortar outside and a door that no longer latches is a pattern. Time: a crack you can date is worth ten you cannot. Mark each end with a pencil tick and the month, photograph it against a coin, and look again after the next wet spell.

The two Austins, and the two crack patterns they produce

This city is split by a fault zone, and that is why a neighbor's answer is useless. The Bureau of Economic Geology puts it bluntly: the Balcones Escarpment generally parallels MoPac, west of MoPac Austin becomes hilly, and east of MoPac it is relatively flat. The east side dropped by as much as 700 feet along that zone, which the Bureau describes as a band of faults reaching two to five miles east of the escarpment face. West of the line, in Tarrytown and out toward Circle C Ranch, the near-surface rock is Lower Cretaceous Glen Rose and Edwards limestone and dolomite. East of it, in Hyde Park, Mueller and East Cesar Chavez, the section is younger and softer. The USGS survey of the Austin quadrangle measured the Del Rio clay at 80 to 100 feet thick at Austin, and the Taylor beds, known locally as joint clays, at roughly 540 feet in the Colorado River section.

Cracks follow that difference. On deep clay the pattern is broad and cyclical, appears on the perimeter first, and often reverses part of the way when moisture comes back. Over shallow rock the pattern is localized: one corner over a fill pocket, a garage slab poured across a bench cut, a room built out onto a terrace where the soil thins to nothing.

Why sealing it first destroys the information

Caulk and epoxy make a crack invisible without making it stop. Worse, they erase the two measurements an evaluation depends on, which are how wide it is now and where it ends. Injection is genuinely the right treatment for a structural break in concrete that has been shown to be static. It is the wrong treatment for anything still opening a fraction of an inch each dry season, because the resin becomes the new weakest line and the crack simply reappears beside it. Filling a crack that has water behind it is worse again: the pressure moves sideways and turns up in the next joint.

The plumbing question that cancels a repair

A crack over deep east-side clay is often downstream of something plumbed. A leaking sewer branch under a slab in the older neighborhoods east of Interstate 35 will soften a bearing area for months before the floor shows it, and patching upstairs while that line keeps running guarantees a return visit. A hydrostatic test costs a fraction of the repair it can cancel. The same applies on the west side, where an irrigation zone bleeding into a fill pocket does the same job more quietly.

What shortens the life of a repair here

Moisture whiplash, mostly. National Weather Service records for Camp Mabry put 16.07 inches of rain in 2008 and 19.68 inches in 2011 among the driest years in a period of record reaching back to 1891, and 2011 also delivered 90 days at or above 100 degrees. Then 2015 came in at 59.96 inches, the second wettest year on the list. Clay does not survive that politely. Trees add to it: the city counted 41 percent canopy cover in 2022, and a mature live oak or pecan drawing on the soil within reach of a footing is a seasonal load nobody put on the drawing.

What the visit actually involves

Every crack gets located on a sketch with direction and width noted, inside and out. Floor elevations are read across the accessible area so the cracks can be compared against the actual profile. Drainage, grade, downspouts and irrigation are walked. Where the pattern suggests active movement, the plumbing gets tested before anything cosmetic is quoted. You should leave with a written scope that separates monitoring, sealing, and structural work into distinct decisions.
