In general, grouting provides continuous slab support without lifting appreciably. Mudjacking, by contrast, is done to adjust elevations of a foundation hydraulically with continuous uniform support. So if the problem is a void under a slab that is otherwise at the right elevation, the objective is fill, and lift is neither promised nor needed. If the problem is a section of concrete that has dropped, the objective is elevation adjustment, and the material is placed to raise it while keeping support continuous underneath. Both appear under the same heading in the guidelines' list of slab-on-ground repair methods, alongside underpinning, crack injecting, tendon stressing and partial demolition and reconstruction. Two mechanisms produce them here and both are local. The first is shrinkage. The USDA official series description for Houston Black, whose type location is Travis County, records cracks half an inch to four inches wide extending from the surface to a depth of twelve inches or more, staying open for 90 to 150 cumulative days in most years. Clay that has pulled away downward leaves the slab above spanning air. The second is erosion, and Austin's rainfall pattern is built for it. The city's watershed report documents 2.96 inches of rain in a single hour at Camp Mabry, a one-hour record, arriving after 51 consecutive days with no measurable rainfall, and the city's period-of-record study notes rainfall exceeding five inches in several hours causing flash floods. Driveways, sidewalks, patios, garage floors, pool decks and porch slabs. These are non-structural or lightly loaded slabs where the concrete itself is sound and the problem is what is underneath it. A settled driveway panel that has dropped an inch at a joint, a walkway that ponds water against the house, a garage slab with a hollow ring when tapped — all of these are candidates, and all of them are far cheaper to fill and re-level than to demolish and repour. The related benefit is drainage: a patio that has tilted back toward the house is feeding water to the perimeter beam, and correcting that surface is part of the same problem addressed in drainage and grading. A trip hazard at a sidewalk joint is worth fixing on its own terms.
This is not a substitute for underpinning. Injected material bears on the same soil that moved, so where the cause is deep clay cycling, filling the gap treats the gap and not the cause. The guidelines add a warning that matters most on Austin lots: grouting or mudjacking should not be performed beneath underpinned foundations if expected swelling of the soil in the injected area is sufficient to damage the structure. Read that carefully — it means injecting under a house that has already been piered can push against a foundation that is now held at fixed points, and the structure is what gives. That is a sequencing rule, and it is the reason the method and the order both belong in an engineer's plan rather than in a crew's judgment. Where a structural slab on expansive soil is involved, Texas law requires the repair design to come from a licensed professional engineer under Section 1001.056 of the Engineering Practice Act, and this site does not provide engineering services or issue engineering plans.
Two more limits are worth knowing. Injection does not repair cracked concrete; a panel broken into several pieces will lift as several pieces. And it does not restore reinforcement, so a slab that has failed because the steel corroded is a replacement candidate, not a lifting candidate.
The slab is sounded to map where support has been lost, because the hollow area is usually larger than the visibly settled area. Elevations are read across the slab and target elevations set, including the direction water should run afterward. Small ports are drilled through the concrete on a grid sized to the void. Material is pumped in stages at low pressure with elevations watched continuously, moving between ports so support stays uniform rather than concentrating pressure at one point and cracking the panel. When the target profile is reached, pumping stops, the ports are patched, and the slab is left to cure before load returns. Getting this wrong looks like a slab lifted too fast at one hole and broken in the middle, which is why staged, monitored placement is the whole technique.
Pricing follows the volume of material the void takes and the number of ports, which is why the sounding step matters — a big hollow under a driveway costs more to fill than a small one under a step, regardless of how the surface looks. It is nearly always cheaper than replacing the concrete, and it keeps the existing surface. What it should be bought alongside is whatever put the water there: a downspout discharging onto the slab edge, a patio pitched toward the house, or a shrinkage crack line at the slab perimeter that lets stormwater straight into the soil.

The City of Austin defines a Protected tree as any species 19 inches or more in diameter measured 4.5 feet above the ground, and a Heritage tree as 24 inches or more in a listed species group that includes all oaks and pecan. Removal of a Heritage tree is prohibited except under City Code 25-8-641, and one 30 inches or larger requires a public variance process.
Why it matters: The live oak drawing moisture out of the clay beside a house usually cannot legally be removed, which makes root barriers and moisture management the practical options rather than the fallback ones.
